Contents Insurance for Your Rented Home

With contents insurance for your rented home, you can have peace of mind that the things that really matter to you will be protected. Contents insurance can provide cover for games consoles, laptops, PCs, accidental damage to TVs, mobile phones, money, fires, storms, escape of water and theft amongst other things. At Jordan and Halstead, we are passionate about making sure everyone can find their dream home, including renters. You can also find independent contents insurance if you wish. We offer honest, educated and straightforward advice to all of our customers.  This helps to make the process of finding and living in your rental property easy and enjoyable. That’s why we’ll always offer support even when you’ve moved into the property, to ensure you are making the right choices for you and your home, such as getting the right insurance.

If you want to cover your personal possessions, you’ll need home insurance even when renting a property from a landlord. Buildings insurance will be a responsibility for your landlord as you don’t own the property, but you should take the necessary steps to protect your own possessions. This is why tenants’ insurance focuses on protecting the contents of your rented home.

The level of cover from these policies will vary depending on the options you choose. However, it’s important to note that, generally, contents insurance does not cover wear and tear, unoccupied properties, unforced entry, items of high value, business belongings, and belongings that have been taken out with you. Having these covered may be possible as an add-on to your contents insurance, or as part of a separate policy altogether.

The amount of cover needed is a personal choice and varies for each person – ultimately, it depends on how much you value your contents. If contents insurance is something you’d like whilst renting your property, you’ll be expected to provide an estimated cost of your possessions, so the insurer can work out how much it would cost to replace them. Try to be as accurate as possible in this estimate and perhaps go room to room, ensuring you don’t miss anything out of your calculation.

It’s possible that your landlord will have a contents insurance policy already, but this probably only applies to items that they own in the property (for example, for any TVs or furniture they have provided). If you do have a discussion with your landlord about insurance, it’s also worth finding out if they have accidental damage cover and alternative accommodation cover, which means the insurer will pay for your place to stay if the property you are living in becomes uninhabitable. In other words, for many people, renting can often be considerably easier than getting on the property ladder by buying a property and getting a mortgage.

From a savings perspective again, another benefit to renting is consistent spending and the ability to budget. You know when your rent is due each month, and if your bills are included in the cost of your rent then you don’t have to worry about those additional costs too. If you’ve opted for a long-term tenancy, such as a 3-year tenancy, then you’re guaranteed long-term consistency with rent-related outgoings each month. This consistency means you’ll know exactly what you’re spending each month, so you can then budget the rest of your money to suit you, your lifestyle and your plans. As a tenant, the majority of the time you are not responsible for the costs of most maintenance or repair work. You might have some responsibility for minor repairs, but it is usually your landlord’s duty to pay for any other bigger maintenance jobs. However, for homeowners, there are often unanticipated additional costs, such as maintenance and repairs, that should be expected.
