Valuation

We offer free home valuations to help get your property journey with us off to the right start. Our valuations are carried out by our local property experts, who understand all the things that go into valuing a home, beyond its square footage and the number of bedrooms. The location of your home, the way the space is distributed, the decor, any outdoor spaces, nearby schools, industry and transport links among hundreds of other factors go into our comprehensive valuations, to ensure you’re getting an accurate number.

We’ll also advise you on how to add further value to your home, to help you get the best possible return on investment. However, renovations and redecoration are all too often recommended by estate agents, without regard for the value it will actually give your home, or the time, stress and effort it takes to carry out. Once we have given a complete valuation, it’s time to get your home on the market.

We’ll also hire professional photographers to show off your home in its best light. You should make sure the house is tidy and rooms are free of clutter when the photographer comes to take pictures, and that any mess or stains on carpets, walls or furniture are covered and cleaned up.

 

Viewings

We can offer help and advice on how to best stage your home for viewings. You should make sure your home is looking its best for viewings, so you may want to redecorate and refurbish some areas with just a new coat of paint or a fresh carpet. You should make sure the house is a comfortable temperature, the lights are all working and that surfaces and furniture are clean. Clutter and mess should be tidied away, and rooms should look light, bright and welcoming. We can also help advise you on how to add pavement appeal to the house by ensuring the front of the house and garden are seasonal and tidy.

Accepting an Offer

Your estate agent will inform you of any offers as soon as they come in, no matter how advisable they are to accept.

We’ll help advise you when offers come in on how to negotiate and get the best price possible for you home, and when you’re happy, we can accept the offer. This isn’t legally binding, but means that you can start the conveyancing process as soon as possible, and begin the process of making the offer concrete and legally binding.

 
 

Conveyancing

Conveyancing is the process of legally transferring home ownership from the seller to the buyer. Ideally, you should start conveyancing as soon as you accept an offer, in order for the process to run as smoothly as possible.

Conveyancing has to happen before keys can be exchanged and the buyer can move into their new home. To start with, you’ll fill out several questionnaires and forms that tell your buyer a variety of technical and legal details about the property, including:

 

The boundaries of the property

Council tax rates on the property

The utilities provider and systems in the property

Any proposed building or development works near the property

The fittings and fixtures included with the property

Finalisation details including what date, time and location you will exchange keys and complete the sale

 

After this, your conveyancer will work with you to draw up a contract which is the legally binding agreement between you and your buyer to sell the house to them for the agreed price.

 

Completing the Sale

Once you have the sale agreed and contracts signed, we can move onto completing the sale. Between conveyancing and completion, you will usually receive the buyer’s deposit, and you should check when you leave for the last time that the house is as it should be according to the contract.

On the day of completion, you’ll exchange keys with your buyers and your conveyancer will receive the outstanding balance of the sale price, before handing over the legal documents that prove ownership to the new owners, and will pay off the mortgage with the proceeds of the sale.
