We can advise you on the best way to maximise your home’s potential, including advice on redecorating, renovations and conversions, to make sure you get the best possible yield for your home. Even if you aren’t selling right now, we are happy to give you advice on how to maximise your home’s potential for the future.
We are dedicated to spending more time and money on marketing your home.
We are dedicated to spending more time and money on marketing your home than any of our competitors, making sure it’s visible on all the relevant property portals, as well as other publications in the local area. When selling with us, your home will also be promoted to our multi-branch network of buyers. We’re proactive and efficient in how we work, and don’t let any of our properties fade into the background. Once we have committed to selling a property, we don’t rest until it’s sold at the best possible yield for you.
We love hearing from and communicating with our sellers, as we know that you know your house better than anyone else. We don’t want to create property descriptions like everyone else – making sure the personality of your house is at the centre of our marketing efforts helps make the homes we advertise stand out and make an impact on potential buyers. Why you chose the house you live in, and your favourite things about it are features that are invaluable to potential buyers, and are the things that will make your house unique and stand out in a busy and ever-changing marketplace.
Preparing for viewings
When preparing your home for viewings, making it appealing to potential buyers by really showing off all the things that make it unique is a great way to help promote it and get a quick house sale. We also use our expert advice to help guide all our clients when preparing to present their homes.
Our competitive fee structure, and no sale, no fee guarantee also help to ensure you’re getting the best value from your home when you sell with us. Throughout the sales process, we are committed to remaining honest and transparent about your property, and to always keep you informed and tell you exactly what is going on.
How We Market & Promote Your Property
Jordan and Halstead believe that by working hard at promoting your property, we can get you the results you want.
Many property companies have their agents take photos of their properties to use in listings, which can lead to low quality photos that don’t show off your house in it’s best light. At Jordan and Halstead, we understand the importance of high quality imagery to catch potential buyer’s eyes, and make your property stand out to them. The right lighting, angles and composition can help to make your home look its most beautiful and make the best first impression on potential buyers. We always send a professional photographer who knows how to ensure your home is shown off the way it should be.
We also create video tours for the houses we sell to give buyers a real feel for the size, space and scope of your home. Seeing your home in a video gives buyers a real sense of the character and flow of your home, and really shows off the things that make it special. Making sure that people are seeing all the best elements of your home straight away is key to successfully marketing it online. We also attach floor plans to our property listings also help give buyers all the information they need about a property.
Carrying out open houses helps to promote your property to a large number of buyers, making your house incredibly competitive and ensuring you get the best possible price for your property.
Selling your property is a significant step in your life, so make it as easy as possible with Jordan and Halstead estate agents. Contact one of our offices, or use our free valuation tool to see how much your home can be worth.
Selling Your Home With Jordan & Halstead
When you sell your home with Jordan & Halstead, you can rest assured knowing that we will support you every step of the way. Our team of experts are passionate about helping you get the best yield from your home, in a process that is clear, simple and without stress. Selling your home is a genuinely exciting time in your life, and we want to help make it really feel that way.
We offer free home valuations to help get your property journey with us off to the right start. Our valuations are carried out by our local property experts, who understand all the things that go into valuing a home, beyond its square footage and the number of bedrooms. The location of your home, the way the space is distributed, the decor, any outdoor spaces, nearby schools, industry and transport links among hundreds of other factors go into our comprehensive valuations, to ensure you’re getting an accurate number.
We’ll also advise you on how to add further value to your home, to help you get the best possible return on investment. However, renovations and redecoration are all too often recommended by estate agents, without regard for the value it will actually give your home, or the time, stress and effort it takes to carry out. If we don’t think that you’ll actually get a good return on investment from carrying out renovations, then we won’t recommend it. Our valuations are honest and accurate, and will help to give you the quickest, easiest sale at the best possible price.
Putting Your Home On The Market
Once we have given a complete valuation, it’s time to get your home on the market.
As one of Chester and Cheshire’s leading estate agents, we have extensive experience in putting homes to market and marketing them in a way that really makes an impact on how quickly your home sells, and how good a price you can get for it.
We promote our properties all over the North West, and also ensure all of our properties are visible on the relevant property portals, including RightMove and Zoopla, to ensure your home is seen by everyone who needs to see it.
We’ll also hire professional photographers to show off your home in its best light. You should make sure the house is tidy and rooms are free of clutter when the photographer comes to take pictures, and that any mess or stains on carpets, walls or furniture are covered and cleaned up.
We can offer help and advice on how to best stage your home for viewings. You should make sure your home is looking its best for viewings, so you may want to redecorate and refurbish some areas with just a new coat of paint or a fresh carpet. You should make sure the house is a comfortable temperature, the lights are all working and that surfaces and furniture are clean. Clutter and mess should be tidied away, and rooms should look light, bright and welcoming. We can also help advise you on how to add pavement appeal to the house by ensuring the front of the house and garden are seasonal and tidy.
We can carry out viewings on your behalf, or help you to carry out viewings yourself. We want to hear your input on your home and what makes it special to you, so that it can be conveyed to potential buyers.
Accepting an Offer
Your estate agent will inform you of any offers as soon as they come in, no matter how advisable they are to accept.
We’ll help advise you when offers come in on how to negotiate and get the best price possible for you home, and when you’re happy, we can accept the offer. This isn’t legally binding, but means that you can start the conveyancing process as soon as possible, and begin the process of making the offer concrete and legally binding.
Conveyancing is the process of legally transferring home ownership from the seller to the buyer. Ideally, you should start conveyancing as soon as you accept an offer, in order for the process to run as smoothly as possible.
Conveyancing has to happen before keys can be exchanged and the buyer can move into their new home. To start with, you’ll fill out several questionnaires and forms that tell your buyer a variety of technical and legal details about the property, including:
The boundaries of the property
Council tax rates on the property
The utilities provider and systems in the property
Any proposed building or development works near the property
The fittings and fixtures included with the property
Finalisation details including what date, time and location you will exchange keys and complete the sale
After this, your conveyancer will work with you to draw up a contract which is the legally binding agreement between you and your buyer to sell the house to them for the agreed price.
Completing the Sale
Once you have the sale agreed and contracts signed, we can move onto completing the sale. Between conveyancing and completion, you will usually receive the buyer’s deposit, and you should check when you leave for the last time that the house is as it should be according to the contract.
On the day of completion, you’ll exchange keys with your buyers and your conveyancer will receive the outstanding balance of the sale price, before handing over the legal documents that prove ownership to the new owners, and will pay off the mortgage with the proceeds of the sale.
Our team will be with you every step of the way when you sell your house with us, to offer advice and support on anything related to your property. From the very first enquiry all the way to completion, our team are experts at getting the best possible yield and value for your property. Our honest, compassionate and caring service means you’ll always be kept in the loop about your sale and the process can be completely stress free.
