    For my feedback I give you authority to cut and paste it for me! Review: I cannot praise Dan highly enough for going the 'extra mile' when helping us check out the details for a house which was over 200+ miles away. He took a brilliant video which ‘brought the house to life’ and was honest with all the answers to our questions. Our disappointment is that we are not buying the property and continuing to work with Dan -on seeing the property everything he had sent us, and told us, fell into place, it just wasn't quite right for us.     I am writing this review on behalf of myself and my partner, Donna. Our property was originally handled by another agent who one hour before our first viewing decide to inform us they were cancelling. We contacted JH Local who were now handling the property and made arrangements with their representative Katie Jenkins to still be able to view on the same day. Katie and the JH Local team have been absolutely fantastic and have kept us informed of everything all the way through. An extra special thanks goes out to Katie who was answering our questions late evening and at weekends. Definitely someone who believes in going that extra mile for her clients.

    Recently we contacted Katie from Jordan & Halstead with the intention to lease a property in Chester.     I cannot fault the team at JH local Chester. The team guided my brother and myself in the disposal of our late mothers property. Nothing was too much trouble for them and they dealt with the difficulties encountered along the way in the property disposal. Their marketing strategy was excellent and on point The manager Mr Daniel Lawrence kept in contact and gave regular updates to keep my brother and myself constantly informed during the sale and disposal process. The location of your home, the way the space is distributed, the decor, any outdoor spaces, nearby schools, industry and transport links among hundreds of other factors go into our comprehensive valuations, to ensure you’re getting an accurate number.

    Once we have given a complete valuation, it’s time to get your home on the market.

    As one of Chester and Cheshire’s leading estate agents, we have extensive experience in putting homes to market and marketing them in a way that really makes an impact on how quickly your home sells, and how good a price you can get for it.

    We promote our properties all over the North West, and also ensure all of our properties are visible on the relevant property portals, including RightMove and Zoopla, to ensure your home is seen by everyone who needs to see it.

    We’ll also hire professional photographers to show off your home in its best light. You should make sure the house is tidy and rooms are free of clutter when the photographer comes to take pictures, and that any mess or stains on carpets, walls or furniture are covered and cleaned up.

    Property Viewing

    Viewings

    We can offer help and advice on how to best stage your home for viewings. You should make sure your home is looking its best for viewings, so you may want to redecorate and refurbish some areas with just a new coat of paint or a fresh carpet. You should make sure the house is a comfortable temperature, the lights are all working and that surfaces and furniture are clean. Clutter and mess should be tidied away, and rooms should look light, bright and welcoming. We can also help advise you on how to add pavement appeal to the house by ensuring the front of the house and garden are seasonal and tidy.

    We can carry out viewings on your behalf, or help you to carry out viewings yourself. We want to hear your input on your home and what makes it special to you, so that it can be conveyed to potential buyers.

    Offer Acceptance

    Accepting an Offer

    Your estate agent will inform you of any offers as soon as they come in, no matter how advisable they are to accept.

    We’ll help advise you when offers come in on how to negotiate and get the best price possible for you home, and when you’re happy, we can accept the offer. This isn’t legally binding, but means that you can start the conveyancing process as soon as possible, and begin the process of making the offer concrete and legally binding.

    Conveyancing

    Conveyancing is the process of legally transferring home ownership from the seller to the buyer. Ideally, you should start conveyancing as soon as you accept an offer, in order for the process to run as smoothly as possible.

    Conveyancing has to happen before keys can be exchanged and the buyer can move into their new home. To start with, you’ll fill out several questionnaires and forms that tell your buyer a variety of technical and legal details about the property, including:

    • The boundaries of the property.
    • Council tax rates on the property.
    • The utilities provider and systems in the property.
    • Any proposed building or development works near the property.
    • The fittings and fixtures included with the property.
    • Finalisation details including what date, time and location you will exchange keys and complete the sale.

    After this, your conveyancer will work with you to draw up a contract which is the legally binding agreement between you and your buyer to sell the house to them for the agreed price.

    Completing the Sale

    Once you have the sale agreed and contracts signed, we can move onto completing the sale. Between conveyancing and completion, you will usually receive the buyer’s deposit, and you should check when you leave for the last time that the house is as it should be according to the contract.

    On the day of completion, you’ll exchange keys with your buyers and your conveyancer will receive the outstanding balance of the sale price, before handing over the legal documents that prove ownership to the new owners, and will pay off the mortgage with the proceeds of the sale.
